This package is presently the popular route for people joining Marston's Pub Company. It offers great opportunities for those already experienced in the trade and newcomers - and protection under the Landlord and Tenant Act. Choose Pathway, and we'll support you every step of the way.

Pathway couldn't be more straightforward - a five year tenancy agreement. It's a perfect approach to ensure that running a pub is right for you.

You must agree to sell our drinks - beers, lagers, ciders, wines, spirits, ready mixed drinks, alcopops and soft drinks. But the choice of food you want to serve - and the profits - are yours.

We share profits from gaming machines with you and have a specialist department to find the most profitable machines and give you all the necessary technical support.

Pathway clearly sets out the rent you have agreed to pay. This is set at the start for the whole of the agreement. This agreement cannot be sold to someone else.

We are responsible for the pub's structure, roof and its covering, joists, outside doors, outside decoration, windows (but not the glass) and car park. We insure the building for you under the service charge.

You look after the interior - including decorating at least once every four years - central heating, electrical wiring, plumbing and drainage, guttering and rainwater pipes. You must keep gardens and grounds clean and tidy and in good repair and maintain outbuildings so that they are not unsightly and are protected against wind and rain.

We will set up a decorating fund for you to contribute to. This will build (with interest) to a specific fund from which you can draw every four years to pay the cost of decorating and related repairs that you have carried out.

You will be able to benefit from our open book accountancy package; mandatory in your first year with us. This allows us to receive a very brief report each month, and lets us help you identify problems before they become too large to overcome.


Your first Pathway steps

If you're still interested, you should complete an enquiry form. You can do this online, or request one to be sent out to you in the post.

We'll meet to discuss your skills and experience and see if we both agree that you could have a real future with us. We will show you details of pubs on offer and try to find a pub that's right for you, and we'll arrange a visit for you to get the feel of the place.

We'll look at start-up costs. What you need to invest in furnishing, fittings, existing stock, glass and a security deposit varies greatly from pub to pub. With an average pub you'll be looking at a figure of about £15,000.

We will arrange a meeting with the Business Development Manager who will be working with you if you decide to go ahead. Each Business Development Manager supports a number of pubs in a geographical area.. He or she will play an important part in your success.
