This is an ideal agreement to assist and help you in the early stages of building your business. We understand that this is a critical time and the agreement's purpose is to reduce your set up costs and flex the rent in line with your business turnover.

The most revolutionary element of the tracker agreement is that the rent you pay is flexible, (not a fixed cost) helping you build your business. Depending on how well your business is trading, you pay rent dependant on the number of beer barrels you order.

Once you have reached 200 barrels per year, the rent is then capped. It's a great incentive for you to build your business because as you develop and build your business, you pay no further rent, which assists you in maintaining your fixed costs.

As An Example;

  • 1 barrel = 36 gallons = 288 pints of beer.
  • max. rent is £15,000 which equals 200 barrels per year @ £75 per barrel.
  • this equates to 3.8 barrels per week.

Say you were to increase your business to 6 barrels per week (312 per year) then your rent would remain at £15,000 which equates to £48 per barrel.

It is a 3 year tenancy agreement with break options of 3, 12 and 24 months which enables you to give notice if the business isn't working for you.

You must agree to sell our drinks - beers, lagers, ciders, wines, spirits, ready mixed drinks, alcopops and soft drinks. In return we will provide you with a discount per barrel and attractive wines, spirits and minerals pricing. The choice of food you want to serve is yours and so are the profits, together with all income from any gaming machines, pool table, juke box etc.

We are responsible for the pub's structure, roof and it's covering, joists, outside doors, outside decoration, windows (but not the glass) and car park. We insure the structure of the building for you under the service charge.

You must look after the interior by maintaining it in a clean and tidy condition - including decorating at least once every 3 years - central heating, electrical wiring, plumbing and drainage, guttering and rainwater pipes. You must keep gardens and grounds clean and tidy and maintain outbuildings so that they are not unsightly and are protected against wind and rain. Public liability, business interruption and contents insurance must be taken out by you.

We will help by setting up a decorating fund for you to contribute to. This will build (with interest) to a fund from which only you can draw to pay the cost of decorating and related repairs that you have carried out.
